Bahcesehir, also called “The Garden City,” is located northwest of Lake Kucukcekmce. It was first developed by Turkey’s Collective Housing Department, part of the Prime Ministry, as a major housing project.
Bahcesehir is in the heart of Istanbul, on the European side, within the Basaksehir Municipality. It is near some of the city’s large projects, like the third Istanbul Bridge, the new Istanbul Airport, and the Marmara North Highway. These projects have increased real estate value in Bahcesehir, making it an area with great investment potential.
Bahcesehir is known for its high-end residential complexes that offer excellent amenities, safety, and services. It has many shops, offices, and commercial spaces. Connected to the Basaksehir district, Bahcesehir has caught the attention of many real estate investors. Over recent years, it has become an important hub for real estate. Prices, especially near the lake, are rising and expected to keep increasing after the new metro line is completed. This metro line will connect Bahcesehir to central Istanbul, further boosting property value.
Bahçeşehir is divided into several neighborhoods, each with its own character and charm:
Neighborhood | Population |
Bahçeşehir neighborhood – 1st section (BAHÇEŞEHİR 1. KISIM) | 35,379 people |
Bahçeşehir neighborhood – 2nd section (BAHÇEŞEHİR 2. KISIM) | 57,585 people |
Tahtakale neighborhood (TAHTAKALE MAHALLESİ) | 65,282 people |
The area is planned for largescale development, with space for 15,400 apartments across 4.7 million square meters. Residents enjoy about 12 square meters of green space per person. Bahcesehir has Turkey’s largest artificial lake, covering 300,000 square meters. Around the lake, you’ll find cafes, restaurants, clubs, and other social facilities. A modern water purification system supports green areas, ensuring water sustainability.
Bahcesehir has a network of schools, health centers, theaters, cultural spaces, shopping centers, and security offices. In 1996, the United Nations Habitat Program recognized Bahcesehir for its urban development and housing projects.
Bahcesehir is accessible via modern roads and railways. However, public transport options are limited due to the area’s rapid growth. To solve this, a new metro line is under construction. This line will connect Bahcesehir to Esenyurt, Ispartakule, Mahmutbey, and Mecidiyekoy. It will have nine stations along 16.4 kilometers and will cut travel time to Mahmutbey to just 18 minutes. The new line will also link to the Marmaray system, which connects Istanbul’s European and Asian sides. These improvements have brought more investors to the area and boosted the real estate market. The value of properties in Bahcesehir is expected to rise by at least 20% soon, with a peak after the metro line is completed.
Bahcesehir was once an independent municipality but later became part of Basaksehir in 1999. It has won awards from the Turkish Ministry of Environment and the European Union for its advanced services. Health facilities and commercial markets in Bahcesehir hold ISO 9001 quality certificates.
Bahçeşehir continues to grow with new developments planned. These projects aim to enhance infrastructure, expand residential offerings, and introduce new amenities, solidifying Bahçeşehir’s reputation as a desirable neighborhood. New residential projects offer modern living spaces with the latest amenities, catering to various demographics. Commercial developments, including office buildings and retail spaces, are expected to boost Bahçeşehir’s status as a commercial hub. Planned expansions of public transport services, new bus routes, improved road networks, and potential metro line extensions will further enhance connectivity, making it even easier to navigate the area and travel to other parts of Istanbul.
